The Colorado Association of REALTORS® (CAR) released its August 2026 report on September 15. The mountain sections tell a more interesting story than the statewide headline. Prices in most resort markets held or rose, while homes took longer to sell and buyers gained room to negotiate. Here is the town-by-town view and what it means for how you finance a purchase.

Summit County: more choice, prices holding
Summit's numbers were mixed in a way that mostly favors buyers. Compared with August 2025:

There were 913 residential listings on the market, and more than 49% of them were priced above $1 million. Of the 144 August closings, about 64% closed above $1 million and 40% were cash purchases. Another 224 properties were under contract. Summit-area REALTOR® Dana Cottrell described it as "a collection of trends shaped by location, property type and price point," with "growing choices in parts of the market" giving buyers "more room to be selective."
For financing, keep in mind that Summit County's 2026 conforming limit is $1,092,500. With a multi-family average above $1.1 million and a single-family average above $2.1 million, many Breckenridge, Keystone and Frisco purchases will need a jumbo loan or a large down payment. Telluride: fewer sales, bigger prices
Telluride-area REALTOR® George Harvey summed up the year in four words: "Fewer sales with bigger prices." Year to date through August:
- Sales volume reached $602.3 million, up 18% from 2025.
- Transactions fell 8% to 265.
- The average sale price was $2.27 million, nearly 30% above last year.
- The Town of Telluride's sales volume was up 56%, while Mountain Village was nearly flat.
One outlier distorts August. The $38 million sale of Hidden Rock Ranch accounted for about 35% of San Miguel County's dollar volume for the month. San Miguel's 2026 conforming limit is $994,750, one of the lower caps among the resort counties. That means jumbo financing starts at a lower price there than in Eagle or Pitkin. Steamboat: normalizing, not retreating
Routt County is the clearest example of a market slowing down without falling apart. In Steamboat Springs, single-family days on market went from 43 to 101 year over year. Townhome and condo days on market rose from 76 to 123 between July and August alone. Months of supply in the county's core markets mostly ran seven to nine months.
The price data needs context. The year-to-date single-family median in Steamboat is down 16.8%. But 91 homes sold from January through August, compared with 79 a year earlier. The drop reflects the mix of sales: last year's window included eleven closings above $5 million, and this year's has three. "The clearest theme of the summer is a market normalizing after several red-hot years rather than one in retreat," said Steamboat-area REALTOR® Marci Valicenti.
The Oak Creek and Stagecoach corridor is the tightest part of the county, with single-family sales up nearly 28% while new listings fell 17.6%. Buyers there should expect competition. Our Steamboat Springs page covers Routt County lending, where the 2026 conforming limit is $1,089,050.
Grand County and Crested Butte
CAR classified Grand County overall as a buyer's market in August, with homes selling at roughly 97% of asking. The median single-family price rose 31% to just over $1.3 million, while attached homes fell 12.3% to $515,000. Median market time reached 71 days. Winter Park was described as balanced, with a median sold price of about $1.24 million and a 98% sale-to-list ratio. Granby and Grand Lake favor buyers. "Grand County has moved from a market of urgency to a market of opportunity," said Grand County-area REALTOR® Monica Graves.
In Crested Butte, sales rose nearly 9% year over year and dollar volume was nearly 30% higher. Nearby Gunnison sales were about 20% below last year. Inventory was up in both.
What the slowdown means for financing
A slower resort market helps financed buyers more than cash buyers. When homes sat for weeks, sellers began weighing terms, not just speed. A few practical points:
- Ask for concessions where listings are aging. In Steamboat or Granby, a seller credit toward a rate buydown may be worth more than a small price cut.
- Check HOA and insurance costs early. CAR's Grand County commentary noted buyers are paying close attention to HOA dues, insurance, rental potential and total carrying costs. Lenders count those costs when they qualify you.
- Decide how the home will be used. Second-home loans allow occasional rental but not rental income for qualifying. If rental income is the plan, look at vacation rental financing options.

What this means for you
After several years when mountain buyers had to move fast and waive conditions, August's data points to a market where you can take your time, compare properties and negotiate. Prices have not fallen across the board, and in Summit and Telluride they are still rising in several segments. But the pressure to decide the same day is mostly gone. I have worked these markets for more than 30 years. Seasons like this are usually the best time for a well-prepared financed buyer.
