Conventional second-home loans allow as little as 10% down, up to Eagle County's 2026 conforming limit of $1,249,125. Above that, it's a jumbo loan, and most jumbo second-home programs need 10–20% down or more depending on the loan amount. For example, 20% down on a $2 million Vail Village condo is $400,000.
Not on a conventional second-home loan. You can rent a second home occasionally, but that rental income can't be used to qualify. If you want rental income to count, the property would be financed as an investment property, or with a DSCR loan that qualifies on the property's rent.
Some Vail properties sit in condo-hotel programs with on-site rental management. These are usually non-warrantable, so they don't fit standard conventional loans and need specialized financing, typically with a larger down payment. Availability depends on the building. Most conventional lenders look for 620 or higher, and higher scores generally get better pricing. Jumbo second-home loans, which many Vail purchases need, usually require 700 or higher. We work with multiple investors to compare options.
